How are tenant applications handled?
Tenants must submit a completed and signed application and provide valid ID. Once an applicant decides to move forward, we verify references and run a credit check. Owners have the final approval on all applications but will not receive the applicants’ personal information.

When is a tenant’s application processed?
Applications are only processed after they are reviewed by our staff. No exceptions.

Are your rentals smoke-free?
Yes. All Happy Hound rentals are strictly NON-SMOKING. Smoking onsite may result in forfeiture of the full security deposit and additional action.

What is your pet policy?
We encourage owners to welcome responsible pet owners. Pets must be approved in advance and be current on vaccinations and flea/tick treatments. Tenants with unapproved pets may face lease termination.
Pet deposits start at $500 per pet, and tenants with pets must carry renters insurance including pet liability coverage.

How are move-in funds handled?
First month’s rent, the security deposit, and any pet deposits must be paid before move-in. We do not hold properties without a deposit.

Who pays for utilities?
Tenants pay for all utilities and must transfer service into their name before move-in. Propane is not prorated. Antenna/dish services may be installed if the dish is not attached directly to the home.

What maintenance responsibilities do tenants have?
Tenants are responsible for lawn care, including mowing, landscaping, upkeep, and leaf removal. Condos typically include lawn service. We can help recommend reliable lawn care providers.

How is carpet and cleaning handled?
Carpets are professionally cleaned and the home is cleaned prior to move-in. These same services will be deducted from the tenant’s security deposit at move-out.

What are your lease policies?
The lease is legally binding. Tenants are responsible for all rent, utilities, and lawn care through the end date. Subleasing is not allowed.

How is move-out handled?
A 30-day written notice (email accepted) is required for move-out or lease extension consideration. Extensions are not guaranteed.

Can owners work with you to sell property?
Yes! As a full-service real estate company, we can assist with buying or selling property. When tenants purchase a home with one of our agents, they receive 10% off their last month’s rent and free carpet cleaning, which helps position your property attractively.
