Is there an application fee?
Yes. There is a $35 per adult tenant application fee to apply for available properties.

What do I need to apply for or view a rental?
A valid ID is required before viewing any property.

What happens after I apply?
We verify references and run a credit check. Make sure your application is fully completed for faster processing. Applications are reviewed and approved by the property owner.
Note: Applications are not processed until approved by the property manager.

Are your rentals smoke-free?
Yes. All properties are NON-SMOKING. Smoking onsite may result in forfeiture of your entire deposit and additional penalties.

Do you accept pets?
Generally, yes! We are pet-friendly. Pets must be approved before arriving at the property, and must be current on vaccinations and flea/tick treatments.
Unapproved pets may result in lease termination.
Pet deposits start at $500 per pet, and renters insurance with pet coverage is required.

What payments are due before move-in?
You must pay first month’s rent, the security deposit, and pet deposits (if applicable) before moving in. Homes are not held without a deposit.

Who pays for utilities?
Tenants pay all utilities and must transfer service into their own name before move-in.
Propane tanks must read at or above the move-in level when you move out. Propane is not prorated

Can I install Dish or DirecTV?
Yes, satellite service may be installed, but the dish cannot be attached to the home. Ask the property manager for installation guidance.

Am I responsible for lawn care?
Yes. Tenants handle mowing, landscaping, general yard maintenance, and leaf removal. If you prefer, we can recommend reputable lawn care providers.
(Condos typically include lawn care.) -
When is rent due?
Rent is due on the 1st of every month.

Do I need renters insurance?
Renters insurance is required. It should cover personal belongings and pet liability.
What if I need to move out or extend my lease?
A 30-day written notice (email accepted) is required. Extensions are not guaranteed.
What happens at move-out?
A forwarding address is required to process your deposit refund. Carpet cleaning and housekeeping costs will be deducted from your security deposit.
Are there community rules I must follow?
Yes. All tenants must follow the Covenants and Restrictions for the area where the rental is located.
How do I access Fairfield Glade amenities?
The Fairfield Glade Community Club requires photo ID guest cards to use amenities.
Costs: $25/adult and $10/dependent for the full lease duration.
Preferred Membership options are available directly through the Community Club.
What if I want to buy a home later?
We’re a full-service real estate company! If you purchase a home, land, or investment property through one of our agents, you’ll receive:
- 10% off your last month’s rent
- Free carpet cleaning at move-out
